House Guidelines Welcome! My goal is for you to have a relaxing, comfortable stay. To help ensure everyone in the community enjoys their time here, please take a moment to review these important house and HOA guidelines. Thank you for helping me keep the condo in great condition for all guests. Please, No Parties This is a quiet residential community, so parties and events are not permitted. Smoke-Free Community The Maya is a completely smoke-free community. Smoking or vaping of any kind is not permitted anywhere on the property, including inside the condo, on the balcony/patio, or anywhere on the grounds. The HOA issues a $300 fine for violations, which will be charged to the guest. Please note that the HOA may also require guests who violate this policy to leave the property. HOA Rules Please follow all HOA rules during your stay. They are posted throughout the community and included in the Welcome Book inside the condo. Any fines assessed by the HOA for guest violations will be passed along to the guest responsible. Pool & Spa Guidelines I'd especially appreciate your help following the pool and spa rules. These areas are monitored by 24/7 video surveillance, and residents are quick to report violations. Access records are tied to the condo's key fob, so any violations can easily be traced back to my unit. I truly don't enjoy emphasizing rules, but the HOA fines can be as much as $300 per occurrence, and I must pass those charges along to guests. Fortunately, most of these are simply common courtesy guidelines that help everyone enjoy the facilities. Please remember: Pool and spa hours are 8:00 AM–10:00 PM. Entering outside these hours or remaining after 10:00 PM is not permitted. No smoking, vaping, or chewing tobacco is allowed inside the pool or spa areas. Please observe all posted rules, including no excessive noise, running, diving, cannonballs, jumping in, rough play, unattended minors, music without headphones, shoulder rides, dunking, fighting, abusive language, or excessive public displays of affection. No glass items of any kind are allowed in the pool or spa areas. Food and beverages must remain at least 4 feet from the edge of the pool or spa (outside the blue line), as required by Maricopa County regulations. This includes water bottles. No food or drinks are allowed in the pool or spa. Pool chairs and common areas may not be reserved. If you're traveling with children, I understand that some of these rules can feel a bit restrictive. They're simply intended to keep the pool enjoyable and safe for everyone. As long as children are supervised and respectful of others, you shouldn't have any issues. Inside the Condo Please do not burn candles or incense inside the condo. If you plan to cook frequently with strong spices or fry foods regularly, this may not be the best fit. Persistent cooking odors can require deep cleaning of upholstery, drapes, or even repainting, and those costs may be charged to guests. Please do not flush wipes—even those labeled "flushable." They can clog the plumbing. The bathroom vanity is a floating design and is not intended to support body weight. Please do not sit or stand on it. Pets Adult dogs are welcome only with my prior written approval and an additional cleaning fee. Bringing a pet without my written approval through this booking platform may result in cancellation of your reservation without a refund, along with an additional cleaning charge. Unfortunately, I cannot accommodate cats due to a severe allergy. No other pets are permitted. Heating & Air Conditioning The community's heating and air conditioning are seasonally controlled by the HOA, with the switch typically occurring around February 15 (heat to A/C) and November 15 (A/C to heat). The building uses an efficient central chiller system rather than individual air conditioners. Each condo has its own blower that circulates chilled air throughout the unit, and ceiling fans are also provided for your comfort. If you'd like additional cooling or heating, I have floor fans, portable A/C units and space heaters available upon request—just let me know. Pool & Spa Maintenance The pool and spa are maintained by the HOA and may occasionally close for maintenance or repairs. Because these facilities are managed by the association, refunds cannot be provided if they are unavailable during your stay. Baby Equipment If you're traveling with a little one, I'd be happy to provide baby equipment, subject to availability. Available items include a crib, high chair, baby gate, infant bath, stroller, and toys. Just let me know what you'd like when you make your reservation, and I'll have everything ready for your arrival. Neighborhood The condo is located in the heart of Old Town. While the unit itself is generally very quiet, you may occasionally hear normal neighborhood or street activity. Package Deliveries Packages may be delivered to the condo door, although USPS mail service is not available for short-term stays. As in many areas, package theft can occasionally occur, so I recommend using the nearby Amazon Locker at Staples whenever possible or requesting UPS or FedEx delivery. For stays of one month or longer, USPS mail service can be arranged. Please ask me for instructions. Bedding The quilts shown in the listing photos may occasionally be different from those in the condo. I replace the bedding regularly to ensure everything is fresh, clean, and in excellent condition for every guest. TPT license number: 21641522
